Housing concessions
Council rates concession
A reduction on local government rates to the lesser of the capped amount or 30% is available as of 1 July each year.
Eligibility:
- Hold an eligible concession card. Please note, DVA Veteran Card - All Conditions must be printed TPI or War Widow in accordance with the Local Government (Rates and Charges Remissions) Regulations 2014.
- Reside at the property as their principal place of residence.
- Is legally responsible to the council for the rates of the property.

Housing Connect

Family violence rapid rehousing
Rapid rehousing is designed to assist vulnerable people affected by family violence to access safe and affordable housing. It provides transitional accommodation (up to 12 months) at subsidised rent.
Eligibility:
- Families or individuals who are homeless or at risk of homelessness due to leaving a violent relationship.
- Perpetrators requiring alternative housing so the family can remain in the family home.
- 16 years or older and meet all other eligibility requirements for social housing, with the exception that there are no income or asset eligibility requirements for family violence rapid rehousing.

Private rental assistance
Financial assistance in the form of rental arrears, bond, rent in advance or moving costs is available to eligible Tasmanians who are having difficulty accessing or staying in the private rental market.
Eligibility:
- Low to moderate income earners based on income eligibility limits for retaining a Services Australia Health Care Card.

Private rental incentives
Affordable private rental accommodation is available with leases of up to two years, at an affordable rent in a good location, close to services and transport.
Eligibility:
- Live in Tasmania.
- Be an Australian citizen, or a permanent resident, including refugee visa subclasses 200, 201, 202, 203 and 204.
- Be 18 years or older.
- Be on a low income and eligible for a Commonwealth Health Care Card.
- Not own land or a home of their own.
- Not have financial assets worth more than $35,000. This amount includes the assets of any people who live in the household, including shares, property and money in the bank. It does not include things such as cars or household items. Self-managed super funds are also not included.
- Can live independently, with no previous issues in looking after a rental property.

Social housing
Social housing includes community housing, public housing and housing for Aboriginal and Torres Strait Islander people. Social housing properties are managed by Homes Tasmania and community housing providers.
Around half of social housing is managed by community housing providers in Tasmania. Applicants are encouraged to apply for housing with all the providers in the region they live.
Eligibility:
- Live in Tasmania.
- Be an Australian citizen, or a permanent resident including refugee visa subclasses 200, 201, 202, 203 and 204.
- Be 16 years or older.
- Be a low-income earner who is eligible for a Commonwealth Health Care Card.
- Not own land or a home of your own.
- Not have financial assets worth more than $35,000 (more details on website).
Aboriginal and Torres Strait Islander applicants must satisfy the requirements of the Eligibility for Tasmanian Government Aboriginal and Torres Strait Islander Programs and Services Policy unless they have previously been deemed eligible to access a Tasmanian Government Aboriginal and Torres Strait Islander program or service.

Supported accommodation
Assistance is available to Tasmanians on low incomes who require supported accommodation and/or have specific needs. This assistance includes adult supported accommodation facilities and Youth2independence facilities, cluster homes and share houses.
Eligibility:
- Applicants for long term supported accommodation must be eligible for social housing and be at risk of or experiencing homelessness.
- Applicants must also be suitable for long term supported accommodation including:
- Requiring low to moderate integrated housing support to live independently.
- Willing to engage in support which enhances their capabilities to live a safe and happy life.
- Able to live in a communal setting close to others with some shared facilities.

Home ownership assistance
MyHome is the Tasmanian Government’s shared equity program that helps Tasmanians purchase their own home sooner.
Eligibility:
- Have an income that covers the costs of purchasing and owning a home.
- Be under income and financial asset limits* (If you qualify for the First Home Owners Grant, or you are purchasing an existing home and qualify for the First Home Buyer Stamp Duty Concession, or you are a tenant in a Homes Tasmania property, you are exempt from this requirement).
- Live in Tasmania.
- Be an Australian citizen or permanent resident.
- Be an individual at least 18 years old (not a business or organisation).
- Have a minimum deposit of 2% of the purchase price - if you are eligible for first home owner assistance, you can use this towards your deposit.
- Not own or have an interest in any other real property (you may own land that you want to build your home on with the assistance of MyHome).
- Not be an undischarged bankrupt or discharged from bankruptcy within three years before the date of the application.
- Not owe any money to Homes Tasmania.
- Not have previously received help under HomeShare, Streets Ahead or Home Ownership Assistance Program.
- Be able to pay legal and establishment fees.
- Live in the house you buy – it has to be your main residence.

* Your financial assets must be no more than $118,238. Financial assets include cash, savings, lump sum payments other than compensation payments, net fixed assets of a business, funds received from superannuation, and shares, bonds and investments. Your normal household assets are not included unless they are luxury items.
